Three years is three years and we are not going to dress it up as thirty. What we will say is that the properties are real, they are local, and you are welcome to drive past any of them before you call.

What decides a commercial number, before you call.
We do not publish a rate per square foot, because anyone who does is either quoting a property they have not seen or building the difference into the figure. Here is what actually moves it.
You get the figure before anything starts, itemised, and it does not move unless the scope does. If we think a property needs more than we quoted, you hear that before the work begins rather than on the invoice.

Who actually turns up, and is it the same people every week?
Me and one or two others, and yes. That is the whole point of hiring an outfit this size. You are not going to get a crew you have never seen because the regular one was moved to a bigger account on Thursday. If you want to know what your property looked like after a visit, you are asking the person who was standing on it.
You are small. Can you actually hold a contract?
Depends on the property, and we will tell you straight which it is. Offices, retail strips, professional practices and property managers with several scattered small sites are exactly what an outfit this size does well, and they are the properties the national firms take on reluctantly because crossing town for half an acre wrecks their routing. A four hundred unit complex is not our job and we will say so rather than take it and fail.
Are you licensed and insured, and can I get a certificate?
Licensed and insured, yes. General liability, and we can have a certificate of insurance sent to you or your management company naming them as certificate holder. Ask for it with the quote and it comes with the quote, which is not something every outfit this size can actually do.
What happens the week you do not show up?
You call the number on this page and I answer it. There is no dispatcher and no ticket. If we missed you, we come back, and if we are going to be late because of weather or a breakdown you hear it from us before you notice it yourself.
How long does it take to get a number?
Same day for maintenance, once we have the address and a walk of the site. Hardscape and anything that involves taking ground out takes longer to price properly and we would rather take the extra day than hand you a figure that moves later.
Do you work with property management companies?
Yes, and it is the work this size of company fits best. One relationship, several addresses, one invoice if you want it that way, and one person to call about any of them. Tell us how your billing needs to look and we will match it.
Can you do the hardscape as well, or only the mowing?
Both. Walkways, patios, retaining walls, parking islands and concrete are quoted per project, and they can sit alongside a maintenance contract or stand on their own. The advantage of the same company doing both is that whoever built the bed edge is the one who has to keep it.
Are you locked into a long contract?
Annual and seasonal agreements are what we prefer, because a settled route is cheaper to run and that shows up in your number. We also take work per project. What we will not do is hold you to an agreement you want out of, because a client kept by contract rather than by the work is not a client worth having.
